You probably remember what mortgage rates did during COVID. They dropped below 3%. People refinanced. People bought second homes. Your neighbor’s kid bought a house at 26 and you thought, “Good for him.”

Now look at the chart.

The median American home costs about $429,000 today. That’s up 45% from 2020. Not great, but not catastrophic either. Home prices go up. Everyone knows that. Here’s what most people get wrong: they look at the sticker price and stop there.

The sticker price is not what you pay. The monthly payment is what you pay. And the monthly payment on that same median home — 20% down, 30-year fixed — went from $1,027 in 2020 to $2,218 today. That’s a 116% increase. On a 45% price move.

The difference is rates. In 2020, you borrowed at 3.1%. Last week, Freddie Mac reported 6.47%. That extra 3.4 percentage points doesn’t add 3.4% to your payment. It acts as a multiplier on every dollar you borrow. The higher the loan, the harder the rate bites.

And here’s the part that really gets me. Look at 2010 and 2015 on that chart. Payments were $717 and $840. If you bought your home in that window, congratulations — you’re sitting on a payment that today’s first-time buyer would trade a kidney for. Your grandkid trying to buy the same house you did? They’re looking at nearly triple the monthly bill.
